San Diego’s mild coastal climate is easy on a lot of things — but not forever, and not on your home’s paint. Between salt air near the coast, intense UV exposure inland, and the occasional Santa Ana winds, exterior paint takes more of a beating here than most homeowners realize. It just happens slowly, so it’s easy to miss until the damage underneath starts costing you.
At JCE Painting, we’ve been repainting homes across San Diego since 2006, and we get called out to a lot of houses where the owners had no idea how much wear had built up. Here are 10 signs it’s time to start thinking about a new coat.
1. Fading or Chalky Color
If your once-bold exterior color now looks washed out, or if you run your hand along the wall and it leaves a chalky residue on your fingers, that’s UV damage. San Diego sun is relentless on south- and west-facing walls in particular, and once paint starts chalking, its protective barrier is breaking down.
2. Peeling or Bubbling Paint
Peeling and bubbling almost always mean moisture is getting trapped underneath the paint layer — often from irrigation overspray, coastal humidity, or a paint job that wasn’t prepped properly the first time. Left alone, it exposes bare wood or stucco to the elements.
3. Visible Cracking
Small cracks (sometimes called “alligatoring” when they form a pattern) usually show up as paint ages past its useful life. Cracks let water in, and water behind paint is where real problems start.
4. Chipped or Flaking Sections
Chips near corners, trim, and high-touch areas like railings or door frames aren’t just cosmetic. They’re the first entry points for moisture, and they tend to spread faster than homeowners expect.
5. Stains, Mildew, or Discoloration
San Diego’s coastal humidity and shaded areas (think fences, north-facing walls, spots under eaves) are prone to mildew and algae staining. If a wash doesn’t fully remove it, or it keeps coming back, the paint’s protective seal has likely worn through.
6. Wood Rot or Soft Spots
Press a screwdriver gently into exterior trim or siding — if it sinks in or feels soft, water has gotten underneath the paint and started breaking down the wood itself. This is one of the more serious signs, and usually means repair work (not just paint) is needed before a fresh coat goes on.
7. Stucco Cracks or Deterioration
Stucco is everywhere in San Diego, and while it holds up well, hairline cracks and surface wear do show up over time, especially around windows and corners. Repainting stucco properly means sealing those cracks first, so this is a good moment to catch small issues before they grow.
8. Rust Stains Around Metal Fixtures
Rust streaks near railings, light fixtures, or nail heads are a sign that moisture is reaching metal components, and it usually means the paint around them has thinned or failed in that spot.
9. It’s Been 7-10 Years (or Longer) Since Your Last Paint Job
Even paint that “looks fine” from the street starts losing its protective qualities after several years, especially with San Diego’s UV exposure. If you can’t remember the last time your home was painted, it’s worth having someone take a closer look.
10. You’re Noticing It More Than You Used To
Sometimes the clearest sign is simply that you’ve started noticing the paint. Maybe it’s a neighbor’s freshly painted house making yours look tired by comparison, or you catch yourself thinking about it every time you pull into the driveway. That instinct is usually right.

A lot of these signs are easy to miss day to day, but they add up. And catching them early is almost always cheaper than dealing with wood rot, stucco repair, or full siding replacement down the line.
